Impossible to buy: House prices around Ireland are rising by over 6% annually

Figures from the Central Statistics Office show house prices rose by 6.2% annually to May 2026, unchanged from the 6.2% recorded in the year to April 2026.

Property prices in Dublin rose by 4.7% and prices outside Dublin were up by 7.3% compared with May 2025, reports Breaking News.

This represents the lowest annual rise since February 2024, when the annual increase was also 6.2%.

The median price of a house purchased in the 12 months to May 2026 was €395,000, reports Breaking News.

In the 12 months to May 2026, house prices in Dublin rose by 4.3% while apartment prices increased by 6.1%.

Outside of Dublin, the most expensive region over the last 12 months was Wicklow, with a median price of €470,000, reports Breaking News.

The second most expensive region was Kildare, with a median price of €447,876.

The highest house price growth in Dublin was in Dún Laoghaire-Rathdown at 5%, while South Dublin saw a rise of 3.5%, reports Breaking News.

Outside of Dublin, house prices were up by 7.1% and apartment prices rose by 9.7%.

The region outside of Dublin that saw the largest growth in house prices was the Midlands — covering Laois, Longford, Offaly and Westmeath — at 13.2%, while the South-West covering Cork and Kerry saw the lowest rise at 4.2%, reports Breaking News.

The highest median price paid for a house was €689,325 in Dún Laoghaire-Rathdown, while the lowest was €198,000 in Longford.

Dublin residential property prices are 10.1% higher than their February 2007 peak, while residential property prices in the rest of Ireland are 29.2% above their May 2007 peak, reports Breaking News.

The most expensive Eircode area over the 12 months to May 2026 was A94 — Blackrock, Dublin — with a median price of €850,000, while F45 — Castlerea, Roscommon — had the lowest median price of €155,000.

In May 2026, 3,861 dwelling purchases by households at market prices were filed with the Revenue Commissioners, an increase of 1% compared with the 3,824 purchases recorded in May 2025, reports Breaking News.
